    All About Technological Amenities

Living in Huntsville, Alabama one learns a lot about recent technology. When most are looking for a house they are looking at the style, neighborhood, and the prices! When it comes to amenities they are thinking about the clubhouse, gym, and other luxury items. The reason behind that could be because most people don't know what to ask for when it comes to new technological amenities, and the reason is technology changes everyday. What's been learned by most Realtor's from the technology driven Huntsville, Alabama is if they are buying a house in a new community they want new updated amenities.

Here are just a few new trends that home buyers are looking for in amenities:

Fiber Optic Cable.  This is a cable made of optical fibers that transmits large amounts of information at the speed of light. It means a faster connection for all of you technology buffs, and with less interruption in your service. Our featured community The Preserve at Limestone Creek has already installed it for the community!

New appliances. Technology is changing the way we refrigerate our food, wash our clothes, and even what we use to cook everyday! Home buyers are now looking for the most up to date appliances when finding a home. It not only keeps you up with the new trends, but it offers a guarantee on longer lasting ovens and a heaters that get warmer faster.

Energy Star Certified.  Homes that are 15% more energy efficient than a standard home. These homes usually include: properly installed installation, high performance windows, energy efficient heating and cooling systems, tight construction and ducts, and Energy Star qualified appliances, lighting, and water heaters.

These are a few amenities to look out for when buying a new home. Are there any new technological amenities that I forgot about? Write it in the comments or send me a message on twitter @JenniferW_Exit

What Jennifer says: Relocating to a new area

As I reflect on when I moved to Huntsville, Al with my family; I can remember the anxiety I felt about moving to a new area with young children and my husband.  My  mind wondered through the long list of questions concerning what was most important to our family with moving to a new area. The list went something like this:

Is this the right move for our family? Who will I be working with? Will I like my job and have some sense of security with my new career? Where will we live? Do we get an apartment first? Should we buy a house now or wait. Who will be my realtor? Will he or she listen to my concerns and be knowledgeable enough to assist me with navigating through the city and finding the right community for my family? What schools will the children attend? Who will be their new friends?  Will the parents be friendly and share their experiences to support us in our transition to the area? What church will we attend? Are there places we can go for entertainment that reflects our interest? Will the children like Huntsville or want to go back home.  Does your list sound similar to mind?

Relocating to a new area brings out questions like I have stated and more. The question remains; who will provide me the answers to all my questions? Well, the answer to that question can depend. Often times your questions will be answered through a combination on the internet , social media networks, realtor websites, co-workers and the chamber of commerce in the area, just to name a few.

If you are reading my blog, you have come to the right resource. I personally took the time to learn as much about the Huntsville and surrounding areas as possible. Not only because I was a local Realtor, but because I needed to know these things for my family.

    Why hire a Realtor?

Now a days technology gives us the option of buying, and selling a home easily. The decline of the economy has the majority of home owners and buyers turning to the internet, and learning how to buy a home on their own. The question remains with so much access to learning about properties online “why should I hire a Realtor?”

Here are the top 5 reasons why a Realtor is still needed with today’s technology.

Community knowledge.   If you are moving to a new area, city, or state the Realtor you hire from the area will have the knowledge needed to show you what is available to you in the area of your choice. They will also have knowledge of neighborhoods, the school district, crime, and demographics.

Experience.  The person you hire most likely knows quite a bit about construction, relocation,  and are experts at helping you find the best fit. That means less of a headache for you, and time spent trying to figure out real estate lingo and comparing prices.

Negotiations.   Having someone on your side, to maybe knock the price down just a little bit so you can afford your dream home is always a plus! Your Realtor is trained, and skilled to negotiate on your behalf. The best Realtor’s take the emotional aspect out of their haggling to get the best prices.

Guidance.  Looking for, and finding an affordable new home can be stressful. For most of us it isn’t riding around in a pretty neighborhood and saying “that’s the one I want” then poof a dream home! Your Realtor can help you through the process, paper work, negotiation, and anything else that is needed to help you make a comfortable decision you can be happy with for a long time!

Security.  Even after negotiations are closed and its a done deal there still may be some questions. Your agent can help you go through paperwork, and decisions to make sure you are secure and that there isn’t anything to come back and bite you in the rear!

Buying a house can be exciting, and stressful at the same time. Using a great Realtor can ensure that you get what you want, how you want, and you can feel good in the end with no worry.
